Like any other asset class, the performance of investment property rests on those who manage it. In this we are aligned and accountable to you. Our job is to ensure that your property or portfolio delivers the returns it should.
We manage properties nationwide across the UK for landlords based all over the world. Over two thirds of our clients are overseas, reliant entirely on us to manage and let their properties accordingly. We maximise returns by maintaining occupancy and managing efficiently.
Service is at the heart of everything we do.
It’s why we’ve won awards for it.
Traction across high traffic-property portals and all viewings conducted in house.
Meticulous and thorough covering employment, accommodation & right to rent.
Drafted and handled in house, all deposits registered with a certified deposit scheme.
Ensuring timely rental income payments and clear monthly cashflow statements.
Ensuring the property is kept in good repair between tenancies.
24/7 call out line, online reporting and approved and insured contractors.
Eyes on your property, ready to flag any potential issues or maintenance.
For the purposes of accountancy and tax reporting – and for peace of mind.
Processing service charges, ground rent and utility bills on request.
Ensuring legal compliance for fire, gas, carbon monoxide and electricity regs.
Organising and installing furniture packs to help increase rental yields.
Collecting keys to a newly completed property and issuing a condition report.
We offer a full management service only meaning we are fully accountable for your property and its performance. Fill out the form below to request a copy of our fee schedule.
A buy-to-let property is a significant investment and we recommend all our landlords take out a rent protection facility to protect themselves against an unforeseen loss in rental income and to obtain vacant possession of the property.
Our tenant referencing is meticulous. We ensure all tenants align with employment, accommodation and right to rent checks and all viewings are done in house by a member of the Brick team.
We use online reporting systems and a 24/7 manned emergency line to ensure tenants can report any issues with a property immediately which we can then manage accordingly. All maintenance is completed by insured and approved contractors. The majority of landlords choose to keep a float with us (£250 + VAT) so that any issues can be addressed immediately without needing to notify them. This is a matter of personal preference and can be increased or decreased a seen fit.
We recommend you register with HMRC as a NRL (Non Resident Landlord) and file an annual UK tax return on your rental income.
On request we can assist with tax reporting and self-assessment filing for non-UK based clients to ensure compliance with UK law.
